Renters insurance covers your belongings, your personal liability, and your hotel bill when a covered loss makes the unit unlivable. The landlord's policy covers the building itself and generally pays nothing toward what's inside your apartment. That part is on you.

  • Jewelry, watches, and other valuables above small built-in caps, unless scheduled separately.
  • Damage from pests or gradual maintenance problems, which generally aren't covered.

The fire next door

Picture a tenant on the third floor waking to the building's fire alarm. A kitchen fire started in the unit below, and while the sprinklers contained it, smoke poured through the ventilation and saturated her apartment. Clothes, mattress, couch, electronics: all heavy smoke damage. The building's fine, but her unit needs weeks of cleanup before she can live in it.

Her renters policy is what replaces the damaged property and covers the hotel and meals through weeks of cleanup. Her share is typically the deductible. Landlords typically want a stated liability limit, often $100K or $300K, with the property owner listed as an interested party so they get notified if the policy lapses. It's standard and easy to set up. Send us the lease requirement and we'll get the certificate to your landlord directly. You won't have to chase anyone.

Yes. Standard policies typically cap categories like jewelry, watches, firearms, and cash at a few thousand dollars per category, regardless of your overall limit. An engagement ring or camera rig above the cap should be scheduled separately, which usually costs little. Tell us about the expensive items up front and we build them in.

Replacement cost pays what it takes to buy new. Actual cash value deducts depreciation, which turns a three-year-old couch into a small check. The premium difference is usually minor, and replacement cost is the version worth having. It's what we quote by default.

Generally yes. Personal property coverage typically extends to belongings away from home, including theft from your car or losses while traveling, though off-premises limits can be a percentage of your total. If you regularly carry expensive gear around, tell us and we'll set the limits with that in mind.
