Homeowners Insurance
Any policy covers a kitchen fire. A well-placed policy is judged on what happens after the big storm, and on what it excludes. We shop your home across 50+ carriers and compare the deductibles and fine print, not just the premiums.

What is homeowners insurance?
Homeowners insurance covers the house itself, your belongings, and your personal liability if someone is hurt on the property. After a covered loss like a fire or windstorm, it funds the repair or rebuild and a place to live while the work runs.
What this policy is typically built to handle.
- The house itself: repair or rebuild costs after fire, windstorm, or another covered loss
- Detached structures like a garage, fence, or shed
- Your belongings: furniture, electronics, clothing, whether damaged or stolen
- Somewhere to live: housing costs while the home is uninhabitable after a covered loss
- Personal liability if someone gets hurt on your property and comes after you
- Medical payments for minor guest injuries, typically no fault required
- Extra coverage for jewelry, art, and collectibles above the standard caps, when scheduled
Who usually carries it.
- Anyone who owns a home or townhouse, with or without a mortgage
- Mortgaged homeowners, since lenders require it as a loan condition
- Owners in wind-prone states, where the policy structure matters more than the price
- Anyone who couldn't fund a rebuild or replace everything they own out of pocket
- Homeowners with savings or assets a liability judgment could reach
What it does not cover
- Flood. Rising water is excluded from standard homeowners policies everywhere. It's always a separate policy.
- Earthquake and earth movement, typically excluded unless added.
- Wear and tear, gradual leaks, and maintenance problems, which generally aren't covered.
- Mold coverage is commonly limited or excluded, depending on the cause.
- Jewelry, watches, and collectibles above small built-in caps, unless you schedule them separately.
- Exact terms vary by carrier and policy. We go through your exclusions with you in plain English before you buy.
The lightning strike
Picture a summer thunderstorm sending a lightning bolt into a home's attic. A slow-burning fire consumes half the structure before the smoke alarm wakes the family at 2 a.m. Everyone gets out safely, but the roof, most of the second floor, and the kitchen are a total loss. The family has nowhere to go.
This is the whole point of the policy. Dwelling coverage funds the rebuild, which runs months through material sourcing and inspections. Loss of use pays for the extended-stay hotel and the added daily living costs. Personal property coverage replaces the furniture, electronics, and clothing. The family's out of pocket, in a case like this, is typically the deductible.

What affects your cost.
No two households price the same. The only way to know your number is to quote it, and the quoting part is our job.
- Rebuild cost: size, construction type, current local labor and materials
- Roof age and material, one of the biggest levers in wind-prone states
- Location: coast proximity, flood zone, local fire protection
- The hurricane deductible, in coastal states often a percentage of the dwelling limit rather than a flat amount
- Claims history on the property and prior policies
- Limits and endorsements you select
Questions we hear a lot.
It applies when a named storm causes the damage, and in coastal states it's usually a percentage of your dwelling limit, not a flat number. Two percent on a $500K dwelling limit is $10K out of pocket before the policy pays. When you're comparing quotes, a lower premium often traces straight back to a higher hurricane percentage. We put the deductibles side by side so you're comparing the whole picture, not just the price.
In hurricane states, more than almost anything else. An aging shingle roof narrows which insurance companies will write the home, raises the rate, and can push roof claims onto a depreciated settlement basis. A wind mitigation inspection documenting your roof shape, attachment, and opening protection routinely earns meaningful credits. If your roof is within a few years of the cutoff, it's worth factoring replacement into the insurance math. We'll walk you through it.
Let us re-shop it. The market moves constantly: insurance companies pull back from areas and re-enter them, and the company that was priced right three years ago may not be today. We take your exact risk profile to the 50+ markets we work with and see who's competing for it now. Also worth checking: an updated wind mitigation inspection and whether your deductible structure still makes sense.
No, and this surprises people. It should match the cost to rebuild at current construction rates, which can sit well above or below market value since the land isn't part of the number. Insuring to market value means either paying for coverage you can't use or coming up short after a total loss. We calculate the rebuild cost separately when we place the policy. You don't have to figure it out yourself.
Coverage that often pairs with this.
- Flood InsuranceRising water is excluded from every standard homeowners policy. Flood is always its own policy, and finding out after the storm is too late.
- Personal Umbrella InsuranceLiability limits above your home and auto policies. For the judgment that would otherwise reach your savings, your equity, your wages.
- Auto InsuranceLiability, injury coverage, and your vehicle. The coverage that earns its premium is uninsured motorist, and most policies skimp on it.
